Tips for Tenants

Renting a property can be a complicated process. StudentLettingAgents.com has compiled a list of hints and tips when renting your student property.

  • Ensure that you have all your reference information, employment details and bank account information before you enter negotiations with agents and landlords. References are normally required from a previous landlord or letting agent.
  • If you are required to pay a ‘holding’ deposit whilst your application for a tenancy is being processed, ensure you get a written receipt that states whether this deposit will be returned to you in the case of an unsuccessful application.
  • A ‘bond’ will be required which acts a retainer in case of damage to the property at the end of the tenancy (this is usually one months rent depending on the state of the property). You will also normally be required to provide payment for your first months rent in advance so ensure that you have these funds available to you.
  • Prior to signing the tenancy agreement be sure that you read it thoroughly and fully understand your obligations. It is imperative that all tenants read and understand the contract. If you have any queries or concerns ask the agent or seek advice from your University. The University will normally have an advisor who is experienced in Student housing issues.
  • Prior to moving in it is often advisable to get an inventory, you can request one of these from the letting agent. This will document all the contents of the property and any marks on the carpet etc. Ensure you agree with these or highlight anything not on there to the agent. This will be useful at the end of the tenancy.
  • Letting agents primarily offer two services, Letting of the property and a full management service. If the landlords is managing the property they will be responsible for managing and maintaining the property ensure you have their contact details.
  • Agents and landlords are allowed to make regular checks on the property. They must however give you adequate notice and cannot turn up unannounced. This information will be contained in your tenancy agreement.
  • Regular internal maintenance of the property is the responsibility of the tenant. Any problems i.e. Gas/Electrical are to be reported to the landlord as soon as possible.
  • Upon moving into your student home take accurate meter readings of the gas and electric and contact the appropriate providers to arrange a new account. Most student landlords require receipts from previous tenants to show they have paid the final bills before releasing their bond.
